About The Property

“Woodpecker” – perfect for couples or singles – no children or pets. 1 night minimum bookings.

Our first Shepherds Hut located in its own small, fenced paddock within our smallholding.

The perfect place to relax and unwind with peace & tranquillity. Our hut has a double bed, kitchen including fridge, oven & hob, ensuite shower & toilet, underfloor heating & log burner.

The outside decking allows you to sit out and enjoy the views. Light pollution has has been kept to the minimum allowing you the wonder of clear skies and star gazing.

If you’re lucky then you may see a Barn Owl swooping & hunting in the fields ahead of you. RAF planes can often be spotted flying over our land as well.

Outside are plenty of seating options and a fire pit to enjoy those Spring, Summer & Autumn evenings.

Parking area is next to the paddock.

Cycling and walking in the local area is very popular with plenty of wildlife to see. We often see barn owls at dusk, hunting along the roadsides and fields.

A short, level, easy 15 min walk away is our local pub “The Butcher Arms” for local ales – doesn’t currently serve food but there are plenty of pubs within a short drive that do.

We are located between Boston and Skegness so you’ll have the benefit of all the nearby attractions.

Skegness is a 30 minute drive with plenty of parking – enjoy the hustle and bustle that Skegness offers and then be reassured that you can return to the peace and tranquillity of our Woodpecker Shepherds Hut.

RSPB Frampton Marsh and Frieston Shore are all nearby, with plenty of walks and fresh air.

Visit the tigers at The Lincolnshire Wildlife Park only 15 mins drive from the cottage. We are close to Coningsby, Tattershall lakes and castle, Woodhall Spa and the Lincolnshire Wolds.

Boston is 15 minutes south by car and has plenty of shopping, weekly markets,pubs and restaurants.

Please note that the shepherds hut has no wifi availability.

We are located on the outskirts of Old Leake, 20 mins north of Boston in a rural setting but within walking distance of our local pub The Butchers Arms. Old Leake has a Co-op store 5 minute drive from the cottage.

The immediate locality is perfect for country walks, cycling and photography. One of our friends and customers, Brett Butler, has supplied the local landscape and wildlife photos for our website, prints can be obtained on request.

A 10 minute drive away is the Lincolnshire Wildlife Park, we are also very close to the Freiston Shore RSPB reserve. Many other attractions are within short drives, for example, Batemans Brewery, The Lincolnshire Aviation Heritage Centre, and Boston has many heritage attractions to visit.

If you fancy fun days out in Skegness, well that’s just a 40 minute drive away, the beach is great and it has plenty of parking. The Aquarium is well worth a visit. Gibraltar Point Nature Reserve offers great walks and fantastic coastal scenery. Fantasy Island Theme Park – just a little further from Skegness offers fun and exhilarating rides.   

The Smallholding

Our smallholding boasts a small herd of rare breed pigs, we sell amazing pork and sausages from the property. Guests will be offered escorted tours to visit our animals and meet the pigs as part of your stay.

Your holiday location is on our working smallholding, so please expect some farm traffic and occasional farm smells! We are on site to meet and greet visitors, deal with any issues and ensure you get the most from your stay.

Dan and Nicky were very helpful and we received a message from Dan that helped us locate the property. We got to see their Rare Breed Pigs that they rear along with some lambs so our daughter was in her element!

There were four of us staying for the week and the facilities were really great with a Pool Table in the conservatory that kept of daughter and son in law occupied! The property is far away enough from Boston to be in the country however not too far away to get into Boston for the greater choice of shops. Skegness is around 20 minutes away and Boston is a similar drive. Lincoln is just over the hour away. RAF Coningsby was around 25 minutes away to the home of the Battle of Britain Memorial Flight Museum and is well worth the trip if you have interest in WW2 aviation. There is a wildlife sanctuary also close by that has an amazing collection of parrots, Bengal Tigers and a couple of lions, amongst other animals, that have all been donated from private collectors. Watch out as the postcode for this one caused us a few headaches but we saw more of the Lincolnshire countryside than we would have done!!

Just back from a fantastic weekend in Kara-Mia. Lovely bungalow with plenty of room. We were met by Dan who showed us around and thoughtfully left tea, coffee and a pint of milk for us. Little things make all the difference. We visited the farm and saw the piglets, chickens and horses. Really wonderful for grown ups as well as kids. We took our bikes and spent a few hours riding around admiring the beautiful scenery and had a great day out in Boston. I would absolutely recommend this place and we will definitely be going back.

Just returned home after 10 days at Kara Mia bungalow. Was very surprised at the spacious rooms. The lounge is so cosy and the beds were very comfortable. Kitchen is a great size too and had all you needed.

Also had a game’s room where I learnt to play pool. The bungalow is opposite a field so is nice and quiet. Thank you to Porky Wrights who own the bungalow and thank you for the amazing sausages. Will definitely recommend to others.

Absolutely lovely little home from home. The place has everything you could need for a short term stay. Dan and Nicky were great hosts and available for any questions we had. We got to look around the small holding and the very well cared for animals.

The holiday home was spotless and we throughly enjoyed our stay at Kara Mia  would highly recommend
